What does the residential conveyancing process look like?

Instruction – Once the offer has been accepted, we confirm the terms of our engagement and carry out identity checks. You’ll work with one solicitor from start to finish, giving you peace of mind and a trusted advisor available whenever you need them.

Drafting the contract pack – If selling, your solicitor prepares a pack including the title deeds, property information forms, and fittings and contents forms.

Searches – If buying, your solicitor commissions a series of searches, typically including a local authority search, an environmental search and a drainage search.

Enquiries – Both sets of solicitors exchange queries about the property until all issues are resolved.

Exchange – Once both parties are ready to proceed, contracts are formally exchanged and the buyer pays their deposit.

Completion – The remaining funds are transferred from buyer to seller. Ownership of the property is transferred and the keys are released.
